AVOCET LODGE is situated in an Area of Outstanding Natural Beauty (AONB) on the Suffolk coast. The beach is approximately 70 metres from the lodge and can be accessed directly via steps.  The lodge has a sea view which is partially obscured by trees making the view bigger in the autumn and winter. 

Outside there is decking to 2 sides with step access to the rear and the front. The steps could easily be replaced with a ramp if necessary.  To the south side is a lawn, to the east is decking and a view down to the sea which is perfect for sitting out and watching the world go by. To the north decking and a private drive which can accommodate one large car or van, or 2 small cars. To the west is a small lawned area. The plot is fenced in making it safe for children or pets.

A single door leads into the hallway which has doors off to the kitchen, bathroom, a double bedroom, a single bedroom and a useful cupboard which also houses the gas boiler. Double doors lead to a seating area with partial sea view.

KITCHEN
Fully fitted kitchen with plenty of storage. Below the worktops are: single drawer unit with 4 drawers, single cupboard, dishwasher, sink & drainer with cupboard below, washing machine, electric oven with separate gas hob, single cupboard and full height fridge/freezer. Above the worktops are 3 single cupboards and above the hob an extractor fan to the outside. 

DINING AREA
Consists of a wooden table and 4 chairs.

LOUNGE AREA
TV with built in DVD player, electric flame effect fire, sofa and arm chair, double doors leading facing the sea leading out to the decking area. Two radiators.

BEDROOM 1
Double bed with 2 double wardrobes, a 4-drawer chest of drawers and 2 bedside cupboards. One radiator.

BEDROOM 2
Single bed with a single wardrobe and a bedside cupboard. The bed could be replaced with bunk beds if required.

BATHROOM
Toilet, large shower and extractor fan.

CUPBOARD
Containing gas boiler and space for miscellaneous items.

GENERAL INFORMATION
The lodge is built to BS3632 Residential Specification which means it has sufficient structural quality and insulation to ensure it is suitable for all-year living. Please note that the park is closed for 6 weeks of the year during which time you can visit the lodge but cannot sleep over. This period is from early January to mid February. 

I currently use a MiFi router for Internet connection. This works fine but isn't the fastest due to the remote location. However, if required, a fibre connection can be installed which will give super fast broadband.

Heating is by gas combi boiler supplied by 4x 47kg propane bottles which are located to the rear of the lodge. These are arranged in pairs such that when one pair runs out, the supply automatically switches to the other pair and an indicator gives you plenty of notice to allow you to change the empty bottles.

Pitch Fees are payable each year and the current rate is £6,500 pa. The fees for 2026 will have already been paid by me.
